Welcome to Triad Development / Triad Communities

Triad Development has been a leader in mixed-use development for over 20 years. Formed in 1984 by three individuals associated with Pinnacle Realty Management, Triad's initial focus was on the development of multi-family rental communities, starting with a 135 unit project. Since then, Triad has grown into a truly diversified development company. Triad works through its affiliate, Triad Communities, in California. Though its primary geographical focus is on the West Coast, Triad's portfolio stretches across the United States.

Triad's Diverse Portfolio
While most development companies create a somewhat rigid business plan that they attempt to execute in an assembly line fashion, Triad has a unique blend of vision and problem solving skills that allow it to pursue opportunities in a more entrepreneurial fashion.

"We don't have a game plan that we'll build a certain number of apartments this year, or a specific amount of office space," states co-founder Fred Grimm. "We meet different people, develop relationships and discover opportunities that we analyze to determine what makes sense on that particular piece of property. We don't try to force things."

That open mindedness has resulted in Triad:

  • Developing a former oil tank farm into one of the Puget Sound's most desirable condominium communities.
  • Converting an old brick apartment building into 137 units of student housing for the Seattle Art Institute.
  • Working with a small liberal arts college on the creation of a world class eco-village that will be a showcase for sustainable development.
  • Transforming an old munitions factory into a mixed-use of retail, day spa, climbing gym and self storage.
  • Leading as the Master Developer in a 16 block downtown revitalization development pursuant to plans that won recognition from the American Planning Association as the best Specific Plan for the state of California.
  • Rehabilitating a troubled waterfront pier into an award-winning development featuring an upscale restaurant and some of the most unique and stunning office spaces in the Pacific Northwest.
  • Building mixed-use condominiums after cleaning up a brownfield in what the Washington Department of Ecology has publicly recognized as the fastest private cleanup in state history.
  • Entitling a 1,025 unit mixed-use, New Urbanist project as a sustainable planned community.
  • Converting an old salmon cannery into a Bible College.
  • Building and continuing to own one of the largest rental communities in the Greater Seattle area.
  • Rehabilitating an abandoned historic hotel building into affordable artist lofts.
  • Developing a 1,300 acre master-planned community including 1,200 homes with neighborhood retail, 700 acres of parks and open space, a K-5 elementary school, community pool with fitness center and tennis, and an Arnold Palmer golf course.
  • Pulling a low income tax credit apartment portfolio out of bankruptcy and preventing "recapture" for the individual investors of the former owner.
  • Partnering with Goodman Real Estate to create a new kind of office building in downtown Seattle that will feature sustainable, innovative design to encourage creative thinking and productivity.

As is reflected in the featured projects above, one of Triad's greatest strengths is its ability to be innovative and to pursue a myriad of product types. "We will consider almost any kind of development," according to Fred Grimm, "as long as it is good for the community, is financially sound, and is fun!" That "fun factor" results in a freshness and exuberance that spawns the creativity and vision that sets Triad apart. At times, it can also lead to unusual results, such as when Triad took a turn as landlord to the cast of MTV's season of "Real World Seattle" at what is now Triad's corporate office.

With a history of tackling a wide range of developments, some of which are out of the ordinary, it is clear that Triad's team excels when presented with a challenge.
