Reclaiming an urban brownfield...

Other developers only saw contaminated land when they visited the old American Tar Company site. On the edge of Seattle's vibrant Wallingford neighborhood and minutes from Downtown, Triad envisioned this 1.3 acre's potential to be an upscale condominium complex. Regata condos combine the best of all worlds, featuring loft units, high ceilings, broadband technology, meeting and conference rooms, a business office, a fitness facility, and secured access - all in a community setting. With stunning views of South Lake Union and the Burke-Gilman trail at its footsteps, this dynamic one-of-a-kind community features 102 dream homes ideal for the active lifestyle.

The revitalization project came with big hurdles:

• The site was contaminated with decades worth of paint thinners, solvents, and creosote.

• The Wallingford Community Council was wary of change, even if the payoff included hazardous waste removal.

Triad immediately went to work with the Wallingford community in order to understand their concerns and find an acceptable approach to development. Ultimately, Triad embraced their contributions by funding the charming Wallingford steps and connecting this vibrant neighborhood to Gas Works Park.

With the neighborhood on board, Triad teamed with an environmental consultant to remove more than 8,500 cubic yards of contaminated soil and debris; many times digging 14 feet down into the site. The state's Department of Ecology called the six-month clean-up "one of the most rapid in [department] history."

• Triad worked with the City to Contract Rezone the site to allow for residential
• Project funded the creation of the Wallingford steps and a handicap-accessible elevator to connect the neighborhood to Gas Works Park
• Removal of more than 8,500 cubic yards of contaminated soil-- which was threatening to leak into Lake Union
